The article features two objects of civil law rights, i.e. a single real estate complex and а complex thing, their similarities and differences. Their common features are requirements to elemental composition; coupling the elements by general purpose and freedom of parties of civil law relations in the formation of both a single real estate complex and a complex thing. As for the differences, they are in the method of formation of these objects: for a single real estate complex there is a rule of state registration. Secondly, there are additional prerequisites to the formation of a single real estate complex. Thirdly, rules on indivisible things apply to a single real estate complex. The author concludes that a single real estate complex and а complex thing are models of the totality of things which have the same objective, i.e. to ensure unity of things in statics and dynamics relations that is carried out in different ways.
